A snagging inspection is a detailed check of a new-build home to identify defects, unfinished work, or poor workmanship. The issues found are called “snags.” The goal of the inspection is to create a snagging list of issues that the developer must fix.
Unnoticed defects such as leaks, electrical and insulation issues can be catastrophic and cost you thousands in the years to come. A new home is likely to be the biggest investment of your life, ensuring this is free from defects is a sensible way to protect your investment.
New builds are covered by the National House Building Council warranty scheme or a similar warranty provider.
These warranties typically provide:
- 2-year developer defect period
- 10-year structural cover
This means that if you identify snags or defects within the first 2 years, the developer has to fix them for free.
For the price of a few hundred pounds for a professional snagging inspection, you will likely receive a few thousand pounds worth of building work for free. A fantastic return on investment. It also gives you something that money can't buy, peace of mind in your new home.
Pre-completion inspection - when the developer has finished all work but before you legally complete the purchase.
Post-completion inspection - as soon as possible after you complete. Ideally before you move in with floor finishes and furniture. However this can be completed at any time within your warranty period.
Re-inspection - after your developer has confirmed to you that they have completed all of the snags on the original post-completion inspection report.
This varies based on the size of the property, the package you choose and the number of issues. Generally 1-2 hours for an apartment and 2-4 hours for a house. However we pride ourselves on our attention to detail so we would rather take as long as necessary.

1) You decide on which one of our packages you want to book - link to our services
2) Complete the booking request form here
3) We will contact you by email to confirm the booking and send an invoice
*The invoice needs to be paid before the date of the inspection
4) One of our professional inspectors will arrive at your property at the agreed time to complete the inspection
5) The report will be issued to you by email on the same day as the inspection
6) You share the report with the developer and they will arrange for the snags to be attended to
7) Book an optional re-inspection after the developer confirms they have completed the snags, we will again send a confirmation email and invoice. We will attend at the agreed time and send you a re-inspection report on the same day.
